Buy The Car Wash
Self-serve & in-bay automatic with a drizzle of tunnel hype
Car Wash Acquisition Program

For W-2 professionals buying a cash-flowing car wash.

I built this for the person who has a good job, some capital, and a quiet voice in the back of their head saying, "I do not want my whole future tied to a paycheck." This is the car wash buying process I wish someone had walked me through before my first deal.

A dollar a day keeps the W-2 away.
Who you are learning from
I am an operator first, not a course guy.

I started with one Phoenix car wash and learned this business the real way: walking bays, fixing problems, reading utility bills, questioning seller numbers, dealing with equipment, and figuring out which deals were worth chasing. Today that experience sits behind a multi-state portfolio and the same templates I use on my own acquisitions.

Who this is for

For the person who wants to buy smart, not just buy something.

This is for someone who is serious enough to do the work, but honest enough to know they need a map. Maybe you are still working a W-2. Maybe you have been looking at listings at night and wondering if the numbers are real. Maybe you like the idea of a business with land, equipment, repeat demand, and lower labor, but you do not want to learn by writing the wrong check.

That is what this program is about: slowing the deal down, asking better questions, and learning how to spot a wash that can actually support the life you are trying to build.

Own the wash. Buy back the week.
What I put inside
  • 15 modules — from "is this for me?" through the first 90 days after closing, plus my full acquisition story
  • The underwriting spreadsheet, due diligence checklist, and offer documents I would want in front of me on a live deal
  • A Q&A forum where the answers come from operators, not generic business advice
  • A Deal Review Board where you can post the wash you are analyzing before you get emotionally married to it
  • Downloads, progress tracking, and updates as the course gets sharper
The curriculum

The road map I wish I had at the beginning.

The first module is free because you should be able to hear how I teach before you pay for anything. After that, the course moves into the real work: finding deals, lining up financing, walking sites, reading numbers, writing offers, closing, and running the wash after the seller hands over the keys.

Boring bays. Real checks. More control.

Questions

Straight answers

Why focus on self-serve and IBA?

Because that is the lane I know best. Express tunnels can be great businesses, but they are a different game: more labor, more capex, more membership pressure, and a different operating rhythm. Self-serve and in-bay automatic washes are where I think a working professional has a more realistic shot at learning the business without betting their entire life on day one.

Is the content live or recorded?

The course is self-paced: in-depth written lessons, templates, and downloadable tools you go through on your own schedule, with on-location video walkthroughs being added over time. New material and updates fold back into the member area, so the course keeps getting sharper instead of sitting still. Nothing is scheduled — you are never locked into a live call time.

What does the Acquisition Partner tier include?

That tier is for someone working a serious live deal — ideally with something close to escrow or already in it — who wants me directly involved: sourcing, evaluation, strategy, budget and rehab planning, and a step-by-step walkthrough to close. It starts at $4,500, with a closing success fee of $15,000 or 1% of the deal, whichever is higher, and includes a 3-month tail after the program ends. See the full Acquisition Partner details →

Do you guarantee results?

No. I would rather tell you the truth than sell you a fantasy. Buying a business carries real risk. The goal here is to help you underwrite better, ask sharper questions, and avoid obvious mistakes before money goes hard. You should still use your own CPA, attorney, lender, and local experts.

Do you offer refunds?

No. All purchases are final and refunds are not provided, except where required by law. Please start with the free module first so you can hear the teaching style before you pay.

Can I cancel the community membership?

Yes. It is month to month. If you cancel, access continues through the end of your current paid billing cycle and future monthly billing stops. There are no prorated refunds for the unused portion of the month.
